Built by a German property manager who moved to the US.

Inveum started with a recurring conversation. After years of managing residential buildings and condominium associations in Germany — rent rolls, WEG meetings, renovations, difficult handovers — our founder relocated to the United States. The calls kept coming: friends, then friends of friends, all owning something in Germany and all stuck at the same place.

They were not unlucky. The German property system is precise, document-heavy, and unapologetically German. It rewards owners who are present, fluent, and on top of deadlines. From another continent, in another language, on another schedule, that is close to impossible — no matter how good the property is.

So we built the firm we would have referred them to: German property management delivered to American standards of communication. Deep, practical experience with the German side, and a specialty that is not an afterthought — we work almost exclusively with owners living abroad, most of them in the US. Their questions are the ones we have answered a thousand times.

We keep the client base deliberately small. Every owner gets a manager who knows their building by name, and reporting clear enough that you can stop thinking about your German property until you want to.

Company structure

The structure is the trust feature.

Two entities, on purpose: German licensing where the property is, American accessibility where the owner is.

A licensed German GmbH

Management is performed by our German company under a §34c trade license, with professional liability and fidelity insurance. Client funds sit in segregated German accounts under statutory escrow rules — never in a US account of ours.

A US presence for you

Contracting, communication, and billing can run through our US side: US business hours, email-first communication, and invoices in dollars. You deal with an American-facing company; the property is handled by German professionals.
