Property management
Your German property, professionally run.
An apartment, a house, or an entire rental building — we take over the German side completely and report to you in English, on your schedule, and in the currency you prefer.

What we take over
Everything that would otherwise land in your inbox at 3 a.m.
One mandate covers the whole operation. You approve what matters and stay out of what doesn't.
Tenants, start to finish
Placement, German-law leases, deposits held under statutory rules, move-in and move-out protocols with photos, and day-to-day communication in German so nothing gets lost.
Rent and reconciliation
Rent collected into a segregated German client account, arrears chased on schedule, operating-cost statements (Nebenkostenabrechnung) prepared and checked line by line.
Repairs and trades
Vetted local trades, agreed approval thresholds, and a written summary with photos and cost for everything we authorize on your behalf.
Condominium and building matters
We represent you toward the WEG administrator or, for whole buildings, run the building itself: contracts, meters, insurance, service providers, and legal deadlines.
Reporting for both countries
Plain-English quarterly statements, plus an annual package your accountant and your German tax advisor can each work from without a translation round.
Accountability
§34c-licensed, professionally insured, and one named manager per mandate — the person who knows your property is the person who answers you.

What we manage
Not just apartments.
If it is German residential property and you live outside Germany, it is in scope.
A single condominium unit
The classic case: one apartment inside a German WEG. We handle both the tenancy and your position inside the owners' association.
A house
A single-family or two-family house, rented or held empty. Grounds, heating, insurance, and seasonal obligations included.
A whole rental building
Multi-unit buildings under one owner (Mietshaus): full letting strategy, vacancy management, capital-expenditure planning, and building operations.
A small portfolio
Several units across cities, consolidated into one relationship, one reporting format, and one senior contact.
